47-STORY MIXED-USE TOWER PLANNED FOR BUCKHEAD
ATLANTA (May 25, 2005) - Regent Partners, Buckhead-based developer of Tower Place and other landmark properties, unveiled plans today for the Buckhead's first vertical mixed-use tower. The elegant 47-story structure, sited at 3344 Peachtree Road, will provide Class-A office space, luxury residential condominiums, retail and a flagship restaurant by Pano Karatassos of Buckhead Life Restaurant Group.

Designed by the architectural firm of Smallwood, Reynolds, Stewart, Stewart and Associates (SRSSA), 3344 Peachtree will offer 480,000 square feet Class A office and retail space and the top 21 floors will consist of luxury condominiums. Office and residential clients will enjoy some of the best views in the city, as well as unparalleled access to major thoroughfares and surface streets. Residential condominiums will range in price from half a million to a $4 million penthouse. All 99 residential units will have access to the Sky Terrace, a one-of-a-kind entertainment, swim and athletic facility on a deck that will tower above nearby structures.
Pano Karatassos today also announced his plans to open a 14,000 square-foot restaurant in the 3344 Peachtree tower. The restaurant is expected to be the flagship property in the Buckhead Life Restaurant Group portfolio and will feature patio dining on Peachtree, an elegant bar and dining area, as well as expanded space for private dining. "This space really excited me," Karatassos said. "I think it has all the right elements to make a great restaurant. I envision it becoming the new flagship for our company."
"This will be Atlanta's crowning display of live, work and play," said David Allman, president of Regent Partners. "The first time I saw the design, I knew we had a special project. You could see the gleam in the architects' eyes when they brought the sketches in. But even more important will be access to the tower. If you walk in either direction you are within minutes of the finest retailing, the finest restaurants and the finest hotels in the city. You can be out of our parking deck to the Buckhead Loop in less than 60 seconds. That in a city that has grown the way Atlanta has in regards to traffic is an extraordinary benefit that accrues to the tenants, guests and residents of 3344 Peachtree and Tower Place."
"I don't think Atlanta has seen anything as cutting edge and dramatic and forward thinking as this project," said Gil Garrison, principal of SRSSA. Bob Samolyk, the firm's senior designer, agreed. "One of the interesting things about the project is how it relates to the current skyline at one point ... and then is rises above. The residents of the project will live almost entirely above the current skyline of Buckhead. So it should be some of the most remarkable views that you can imagine in the city."
The building will be situated just north of the intersection of Piedmont and Peachtree, but residents, employees and visitors will have quick access to both major thoroughfares, as well as the Buckhead Loop and GA 400. "Tower Place is unique in that respect," Allman said.
Construction of the tower will begin in the fall of 2005, with opening planned for 2007.
David Tennery, Principal at Regent Partners, said, "One of the things that excites me the most is, if you elect to go in the front door, you can enter either the residential component or office building or a fine restaurant at the street level or retail and banking opportunities at the street level. Sam Massell, former Atlanta mayor and president of the Buckhead Coalition reviewed the plans for 3344 Peachtree and was impressed. "I've seen a lot of real estate. I've been in it all my life and my family before me, but this is the most dramatic thing I've seen come down the pike in a long, long time."
