Regent Partners, LLC, along with its local development partner Clement, Crawford and Thornhill, is developing a mixed-use project in the historic district of downtown Charleston, SC. The project will be completed in two phases. Phase I, located on the King Street side, will include a 9-story hotel, parking, 3 restored historic structures and 2 additional retail and residential buildings. Phase I total square footage is approximately 420,000. Phase II development, on Meeting Street, is approximately 372,000 square feet and includes an additional 140 residential units and 21,425 square feet of retail within a 9-story structure with parking.

RETAIL/ADDITIONAL RESIDENTIAL
Phase I includes approximately 17,000 square feet of retail and an additional 15 residential units while Phase II includes approximately 21,000 square feet of street level retail and 140 residential units.
ON-SITE AMENITIES
The development will include the hotel restaurant and bar, located on the ground floor as well as a roof-top bar looking over the spectacular steeple-lined Charleston skyline. The development anticipates additional restaurants and urban amenities including fitness centers.

Historic Charleston is one of the preeminent tourist destinations in the country due primarily to its historically preserved architecture, location along the East coast, and sophisticated cultural and dining options. Charleston is a unique development market, particularly within the historic district of the downtown area. The downtown peninsula is bordered by the Cooper River to the West and the Ashley River to the East. The downtown area is bordered by water, but also unique given the stringent height limitations of the city which are almost universally capped at 55 feet. The result is that new development can not go out or up. Charleston is also a city which has vigorously protected its history and architecture which has made it one of the "must see" tourist destinations. Visitors to Charleston are well aware of its rich culinary history and extensive shopping options.
