Mr. Feldman, a native of New York, is Senior Vice President for Regent Partners. He graduated from the Georgia Institute of Technology in 1977 with a Bachelor of Civil Engineering degree.
Mr. Feldman has been involved in commercial real estate and construction since 1977 and has been directly responsible for all of the major real estate development functions including site selection, acquisitions, dispositions, master planning, zoning, design, construction, financial analysis, financing, lease negotiation project management and property management. He has had direct experience in many types of real estate development including high-rise office, industrial, retail, restaurant, hotel, medical, and multi-family residential projects.
Mr. Feldman has worked on design, development and build-to-suit buildings during his experience with a large concrete subcontractor, a consulting engineering/project management firm and the United States real estate division of a major international conglomerate prior to joining Regent Partners.
Mr. Feldman's project management experience includes all aspects of managing projects through the design and construction phase. This includes coordination of various development team consultants and contractor pricing/selection. During the construction phase Mr. Feldman is responsible for all Owner functions including: administering, coordinating and monitoring the activities of the general contractor and other Owner contractors. This includes verification of the contractor's performance, review and processing of Contractor Pay Applications, Change Orders, schedule updates, etc. Mr. Feldman prepares and maintains the Owner's monthly records including Development Budget Updates and Lender Draw Requests. Mr. Feldman coordinates installation of Owner and/or Tenant supplied FF&E and miscellaneous construction items. Finally, Mr. Feldman is responsible for coordinating Certificates of Occupancy, completion of punch list and Owner/Tenant occupancy.
In 1995, Mr. Feldman completed the renovation and repositioning of the Buckhead Wyndham Garden Inn. In 1997, Mr. Feldman provided project management services for the development of the Wichita Hyatt. In 1998, Mr. Feldman completed the development of Tower Place 200, a thirteen story, 260,000 square foot office building. In 2004, Mr. Feldman completed The Buckhead Grand, a 36-story, 286-unit luxury high-rise condominium project. Currently, Mr. Feldman is the development manager for the Carlyle mixed-use project in Alexandria, Virginia, a fifteen-story structure containing a 319-room hotel, 79 residential condominium units, and street level retail, all above underground parking. Since joining Regent Partners in January 1994, Mr. Feldman has directed the renovation, development and expansion activities of Tower Place, a 26-acre mixed use development containing in excess of 1.7 million square feet of office, hotel, retail and high-rise residential located in Buckhead, the preeminent commercial district of Atlanta. This has included the acquisition and disposition of property, easement negotiations with adjoining properties, joint venture and financing negotiations, master planning, rezoning and an extensive construction program.
Mr. Feldman is a member of the Urban Land Institute, NAIOP (Mixed-Use Forum) and the American Society of Civil Engineers and is a registered Professional Engineer.
